June brought more listings and more closed sales, but it did not produce a uniformly easy market. The useful story is local: price range, condition, and community still determine how much competition a buyer or seller will face.
The regional snapshot
The dashboard recorded 3,211 homes for sale, a $400,000 regional median sale price, 2,035 closed sales, a 19-day typical market pace, and a 6.55% 30-year mortgage benchmark for the reporting period.
More inventory does not mean no competition
Additional choices can improve a buyer’s ability to compare properties and negotiate. Well-prepared homes in desirable locations and attainable price ranges can still move quickly and attract multiple offers.
County results moved at different speeds
Milwaukee County’s median was about $307,000, Waukesha County about $510,000, Washington County about $415,000, and Ozaukee County about $550,000 in the reported snapshot. Those county-level numbers still hide meaningful differences between communities.
Use the market that matches the house
A regional headline is context, not a pricing strategy. Buyers and sellers should narrow the analysis to the relevant community, property type, condition, size, and price band.
